Creating a New Lease in Leaseora
Leaseora simplifies the process of creating and managing lease agreements. This guide will walk you through the steps to create a new lease, customize lease terms, set up payment schedules, and manage lease documents.
Before creating a lease, make sure you've added the property and tenant to your Leaseora account. If you haven't done this yet, please refer to our Setting Up Your First Property and Inviting Tenants to the Platform guides.

Step 1: Initiating Lease Creation
To start creating a new lease:
- Log in to your Leaseora dashboard
- Navigate to the "Leases" section in the main menu
- Click the "Create New Lease" button in the top right corner
- This will open the lease creation wizard that will guide you through the process

Step 2: Selecting Property and Tenant
In the first step of the lease creation wizard, you'll need to select the property and tenant:
- From the dropdown menu, select the property for which you're creating the lease
- If the property has multiple units, select the specific unit
- Select the tenant(s) who will be on the lease
- You can add multiple tenants if more than one person will be on the lease
- For each tenant, specify if they are a primary tenant or co-tenant
- Click "Next" to proceed to the lease terms

- When you're satisfied with the lease, click "Generate Lease Document"
- Leaseora will create a professional PDF document with all the terms and clauses you've specified
Step 6: Signing and Activating the Lease
Leaseora offers electronic signature capabilities to streamline the lease signing process:
- After generating the lease, click "Send for Signature"
- Select the signing method:
- Electronic Signature: Sends the lease to all parties for electronic signing
- Manual Signature: Allows you to download the lease for physical signing
- For electronic signatures:
- The system will send email notifications to all parties
- Each party can review and sign the document online
- You'll receive notifications as each signature is completed
- For manual signatures:
- Download and print the lease document
- Collect physical signatures from all parties
- Upload the signed document back to Leaseora
- Once all signatures are collected, click "Activate Lease"
- The lease is now active and will appear in your active leases dashboard

- Generate the addendum document
- Send it for signatures just like the main lease
Using Lease Templates
To save time on future leases, you can create and use lease templates:
- After creating a lease, click "Save as Template" from the lease details page
- Give your template a name and description
- Select which elements to include in the template (terms, clauses, addenda, etc.)
- When creating a new lease, you can select "Use Template" and choose from your saved templates
- The system will pre-fill all the information from the template, which you can then customize as needed
Creating templates for different property types or lease scenarios can significantly streamline your lease creation process. For example, you might have different templates for single-family homes, apartments, commercial properties, or short-term rentals.
Frequently Asked Questions
Once a lease has been signed by all parties, you cannot edit the original document as this would invalidate the signatures. However, you can create an amendment to the lease that specifies the changes agreed upon by all parties. In Leaseora, go to the lease details page and click "Create Amendment." Complete the amendment form, generate the document, and collect signatures from all parties just like with the original lease.
Leaseora supports multiple tenants on a single lease. During the lease creation process, you can add multiple tenants and specify their relationship (e.g., primary tenant, co-tenant). Each tenant will receive their own copy of the lease to sign and will have access to the lease details in their tenant portal. While the original document will be stored in the system, you'll need to manually enter the key terms to enable Leaseora's automated features like rent collection and renewal reminders. For future leases, we recommend creating them directly in Leaseora to take full advantage of all features.
