Leaseora makes it easy for tenants to submit maintenance requests and for property managers to track and resolve these issues efficiently. This guide will walk you through the process of submitting a maintenance request through the Leaseora platform.
For Tenants: How to Submit a Maintenance Request
Step 1: Access the Maintenance Request Form
Log in to your Leaseora tenant account and navigate to the "Maintenance" section in your dashboard. Click on the "Submit New Request" button to access the maintenance request form.
Tip: You can also access the maintenance request form directly from the mobile app by tapping on the "Maintenance" icon in the bottom navigation bar.
Step 2: Fill Out the Request Details
Complete the maintenance request form with the following information:
- Issue Category: Select the category that best describes your maintenance issue (e.g., Plumbing, Electrical, HVAC, etc.).
- Issue Description: Provide a detailed description of the problem you're experiencing.
- Location: Specify which room or area of the property is affected.
- Priority Level: Indicate the urgency of the issue (Low, Medium, High, Emergency).
- Preferred Access Times: Specify when you're available for maintenance personnel to access your unit.
Step 3: Add Photos or Videos (Optional)
Adding visual documentation of the issue can help maintenance personnel better understand and prepare for the repair. Click on the "Upload Files" button to add photos or videos of the maintenance issue.
Step 4: Submit Your Request
Review all the information you've provided and click the "Submit Request" button. You'll receive a confirmation message and a unique reference number for your maintenance request.
Note: For emergency maintenance issues (e.g., water leaks, gas leaks, no heat in winter), please also call the emergency maintenance number provided by your property manager.
For Property Managers: Receiving Maintenance Requests
When a tenant submits a maintenance request, you'll receive a notification in your Leaseora dashboard and via email. To view and manage the request:
- Log in to your Leaseora property manager account.
- Navigate to the "Maintenance" section in your dashboard.
- Click on "New Requests" to see all recently submitted maintenance requests.
- Click on a specific request to view its details and take action.
Frequently Asked Questions
Can I update my maintenance request after submitting it?
Yes, you can update your maintenance request by navigating to the "Maintenance" section in your dashboard, finding your request, and clicking the "Edit" button. You can add more information or change the priority level if needed.
How do I know when my maintenance request has been addressed?
You'll receive notifications via email and in your Leaseora dashboard when there are updates to your maintenance request. You can also check the status of your request at any time in the "Maintenance" section of your dashboard.
Can I cancel a maintenance request?
Yes, if the issue has been resolved or is no longer relevant, you can cancel your maintenance request. Navigate to the "Maintenance" section in your dashboard, find your request, and click the "Cancel Request" button.
